Asphalt is a product which is made of sand, stone, and liquid asphalt. The liquid asphalt holds the sand and stone together, these three products together make asphalt pavement, as we all know it. From the HOT & COLD Weather when your driveway expands and contracts the liquid asphalt will dry out causing the asphalt pavement to become brittle and crack because it losses the oil in the asphalt. The loss of sand and stone as well. Only an (asphalt based petroleum) product can penetrate the pavement and renew and recondition this from happening. Common logic should tell you water (being the latex sealer) and oil (being the petrolem based asphalt pavement), don`t mix! So how can the water base(latex sealer) products renew the asphalt? The answer is simple, they can`t. What they do is sit on top of the asphalt, depriving the asphalt from breathing, expanding and contracting ruining the asphalt by causing surface cracks. If you have ever sealed your driveway yourself using five gallon buckets of water based sealer you know what I am talking about.
OIL BASE VS WATER BASE
Our sealcoating process consist of the following:
- Driveway removed of all vegatation.
- Driveway fully power cleaned of all debris.
- Driveway will be taped.
- Driveway will be blocked off.
Before sealcoating begins we tape off all areas near garage and sidewalk to avoid overspray. Your driveway will be sealcoated, Sealcoat will be applied by machine.
Please allow 24 hours to allow sealcoat to dry.
